WHEN LISTING YOUR HOME

STEP ONE:

We ask you to walk us through your home so we can see and understand its features.  You can tell us all the things you know about your home, including what updates and upgrades you have done to it.  Features and condition help price your home in today’s market. In this step, we are looking with a Buyers eye, comparing your home to other homes that are on the market, noting pluses and minuses, just like a Buyer interested in your home would do.

STEP TWO:

We do a Comparative Market Analysis (CMA), for your home that compares your home to homes that have sold in your area, or in like-kind subdivisions, within the last three months (or four or five months, depending on how many homes have sold).  This way we determine the value of your home in today’s market.

STEP THREE:

Talk with you about what you need.  What do you owe on your mortgage? What is happening in your life that is affecting the sell of your home (within reason)? And how soon do you need to sell?

STEP FOUR:

Discuss with you what we see your home will bring in today's market.  And, in considering your home’s potential on the market, we would discuss updates that would raise its value such as painting (interior and/or exterior), cleaning, de-cluttering, landscaping needs, the Kitchen and Master Bath (the two most important rooms in your home!), and other items. Of course, cost vs. return is important and will be kept in mind at all times. Then begin the staging process for your home to be presented to other people.  (Please see the article, "Staging Your Home" under "Preparing Your Home To Sell" on our Home Page!)

STEP FIVE:

Settle on the market price of your home, draw up the paperwork for signatures that makes this an official marketing campaign in the search for a Buyer for your home! 

STEP SIX:

Get professional pictures and a virtual tour of your home!  These will go on the Internet on the MLS, on Realtor.com, on Zillow, YouTube and any other venues that will upload video and pictures.  They will also go on the Flyers in the yard sign.  Video and pictures are very important!  Pictures tell the story of your home beyond the statistics and description, and they are a powerful part of creating interest in potential buyers.  

STEP SEVEN:

Find a Buyer for your home!  Now we put a sign in the yard with Flyers that let’s as many as possible know that your home in on the market and ready to be sold!  But the Internet will be far more powerful, so your home will be listed on the Multiple Listing Service (MLS), Coldwell Banker’s YouTube channel, Craigslist, Oodle, Vast!, Yahoo!, HGTV’s Frontdoor, Zillow, Overstock.com, Cyberhomes, etc.  We will place it on our website as well. We talk about your home in our office meeting with other Realtors so they can bring their Buyers to see your home. We set up an Office Tour and Realtors will walk through your home to be familiar with it so they can suggest it to clients.  The Yard sign will have an “Info Now” rider, and on it a number for people to call to hear a recorded message describing your home. The yard sign will also have our phone numbers, and when called, we will show your home to those potential Buyers.  These are just a few of the ways we market your home.

STEP EIGHT:

After an offer is made, we present it to you and discuss their merits and/or deficiencies and come to agreeable terms with the Buyer.

STEP NINE:

Set up title, let the appraiser in to see the home (if there is a loan, or a cash Buyer wants an appraisal), and manage the steps and time frames that lead to the closing table.

STEP TEN:

Celebrate!  Your home is sold!
